1. Who we are

BaseraNow is an online platform operated by Taranveer Singh, a sole proprietorship, at Downtown Langston, Ashok Nagar, Kharadi, Pune, Maharashtra ("BaseraNow", "we", "us"). It helps property owners ("Owners") and prospective tenants ("Tenants") find each other and provides rental-agreement support. By using baseranow.in you agree to these Terms.

2. Our role

2.1 BaseraNow is an intermediary and facilitation platform. We are not a party to any tenancy between an Owner and a Tenant.

2.2 We do not guarantee the condition, title, legality or availability of any property, or the conduct of any user. Where a listing is marked "verified".

2.3 BaseraNow never collects, holds or transmits rent, security deposit, maintenance or any other money payable between Owner and Tenant. Those payments are made directly between the parties. We collect only our own Service Fee.

3. Eligibility and accounts

You must be 18 or older and legally able to contract, provide accurate information, and keep your account secure. We may suspend or remove accounts and listings that are false, misleading or fraudulent.

4. Service Fee (Tenants)

4.1 When a Tenant selects a flat through the platform, the Tenant pays BaseraNow a Service Fee equal to one (1) month's agreed rent for that flat.

4.2 The Service Fee is for property facilitation, coordination with the Owner, and preparation, stamping and registration of the 11-month agreement as set out in clause 5.

4.3 The Service Fee is our own fee for our own services. It is not rent, deposit or any amount payable to the Owner.

4.4 Payment is made by [UPI / bank transfer / payment gateway]. BaseraNow is not currently registered under GST and charges no GST; you will receive a receipt for each payment. If we become liable to register, fees for new bookings after registration will be subject to applicable tax.

4.5 Refunds are governed by the Refund & Cancellation Policy.

5. Agreement cost

5.1 The cost of drafting, stamp duty and registration of the Tenant–Owner agreement is shared equally (50:50) between Owner and Tenant.

5.2 BaseraNow bears the Tenant's 50% share of these costs, only where the agreement is for a term of up to 11 months. For any other term, the Tenant pays their share. The Owner pays the Owner's share.

5.3 Additional documents or amendments requested by the parties, and any penalty arising from a party's delay or default, are payable by that party.

5.4 The agreement is a contract between Owner and Tenant. BaseraNow prepares it on the information the parties supply and does not give legal advice to either party. Registration depends on the parties' timely attendance and the Sub-Registrar's procedures; we are not responsible for delays outside our control.

6. Owner Welcome Reward and Referral Programme

Rewards are governed by the Owner Reward Terms and Referral Terms published on this site.

7. Circumvention

If you are introduced to another party through BaseraNow and conclude a tenancy with that party outside the platform within 6 months of the introduction, to avoid the Service Fee, the Service Fee for that tenancy remains payable to BaseraNow. We may suspend or terminate accounts for deliberate circumvention. This clause is a genuine pre-estimate of loss and not a penalty.

8. Prohibited conduct

You must not post false or duplicate listings, impersonate others, harvest data, upload unlawful content, use the platform unlawfully, or interfere with its operation.

9. Content

You grant BaseraNow a non-exclusive, royalty-free licence to display the listing text and photos you upload for operating and promoting the platform, and confirm you have the rights to that content.

10. Disclaimers and limitation of liability

10.1 The platform is provided "as is". To the extent the law allows, we are not liable for property damage, unpaid rent, evictions, disputes, or the acts or omissions of Owners or Tenants.

10.2 Our total liability to you for any claim relating to our services is limited to the Service Fee you paid for that transaction.

10.3 Nothing here excludes liability that cannot be excluded by law.

11. Indemnity

You will indemnify BaseraNow against third-party claims arising from your breach of these Terms or your content.

12. Privacy

Our Privacy Policy forms part of these Terms.

13. Grievance Officer

Under the Information Technology Act, 2000, the Intermediary Guidelines and the Consumer Protection (E-Commerce) Rules, 2020:

14. Changes, governing law, jurisdiction

We may update these Terms; the "Last updated" date shows the current version. These Terms are governed by the laws of India. The courts at Pune have jurisdiction, subject to any mandatory consumer-forum rights.

Owner Welcome Reward Terms

  1. Listing on BaseraNow is free for Owners.
  2. Reward: 10% of one month's agreed rent for the flat, paid to the Owner when: (a) a Tenant selects and the Owner confirms the flat through BaseraNow, and (b) BaseraNow has received the Tenant's Service Fee in full and it has not been refunded.
  3. The Reward is not clawed back if the tenancy later ends early.
  4. Minimum rent: ₹15,000 per month. Only one Reward per tenancy.
  5. If the Service Fee is refunded under the Refund Policy before the Reward is paid, no Reward is payable. If it is refunded after payment because of the Owner's fault or misrepresentation, we may recover the Reward.
  6. Duplicate, fake or related-party listings, and listings found to be misleading, are not eligible.
  7. The Owner provides bank details and PAN. The Reward is paid by bank transfer within 15 days of eligibility.
  8. This is a promotional cash reward. It is not rent, brokerage, a lottery or a prize draw.
  9. We may change or end the programme for future listings with notice on the site. Listings confirmed before a change keep the terms in force at that time.

Referral Programme Terms

  1. Any registered user ("Referrer") may refer a new Tenant using their referral link or code.
  2. Reward: 5% of one month's agreed rent for each referred Tenant whose deal completes through BaseraNow, paid after BaseraNow has received the Service Fee in full and it has not been refunded.
  3. The referred person must be a new user who signs up using the Referrer's link or code. The first valid referral recorded on the platform counts.
  4. Not eligible: self-referrals, referrals of family members living at the same address, the Owner of the flat, and any attempt to manipulate the programme.
  5. Payout by bank transfer within 15 days of eligibility; the Referrer provides bank details.
  6. We may withhold or recover rewards obtained by fraud.
  7. We may change or end the programme at any time; rewards already earned remain payable.
